Preparing your home for a Spring sale

Spring is just around the corner, and with prices higher than we’ve seen in a long time, many eager buyers on the hunt for their next home and low stock, now is an exceptional time to take advantage of the market.

After the 18 months we’ve all experienced during the global pandemic, coming in and out of lockdown, people are looking for security and comfort at home, now more than ever – a place they can feel comfortable living, raising a family and also working if they want or need to. The way people see home now has altered as a result of this pandemic, and we can help you take this into consideration when preparing your home for a Spring sale to appeal to what buyers want right now.

Preparation is everything when selling a property, even in a strong market with high buyer demand. A well-presented home will still make a significant difference to the outcome.

Free appraisal & property advisory service

The first place to start when planning a spring sale (or to sell at any time of year) is to speak to us. We will provide you with a current, accurate marketplace appraisal of your property and advise you on the best way to present your property to appeal to the right target market. This way you will avoid spending time and money on improvements that make little to no difference to the price you can expect to receive.

Our appraisal and property advisory service is free and there’s absolutely no obligation to list with us, or even list at all. It’s for anyone curious to know what their home could sell for in the market today and how much extra they could make with a few strategic changes.

How does it work?

We will meet with you at your property and offer suggestions on what you could do to maximise the appeal of your property to the right buyers and increase your chances of selling quickly and profitably.

We will also let you know what we believe would not be worthwhile spending time and money on from a return on investment point of view. It’s amazing how many people we come across who have spent money on improvements that were unnecessary for achieving their sales objective.

Other preparations for your Spring sale

From the moment a potential buyer drives by your property, you can be certain they will be inspecting every detail.  First impressions go a long way and it’s often the simple, inexpensive things you can do now that will make a potential buyer like what they see and want to see more.

  • De-clutter and do an early spring clean.
  • Make minor repairs if required
  • Clean gutters, pathways, driveways and windows.
  • Plan your spring garden and alfresco space.
  • Consider how you could incorporate a study/home office or study nook in your home as these are highly sought after right now. Often an unused bedroom could be repurposed for this.
  • Consider a fresh coat of paint in a neutral colour palette, but only if your home needs it.

If you don’t have the time or the expertise to do it all yourself, we can put you in touch with the right people for the job.  Our network of trusted local tradespeople and professionals includes painters, handymen, gardeners, electricians, professional cleaners, home stylists, building and pest inspectors and much more. We can even have the property fully staged for you (ask us what this entails).

Spring will be here before we know it, so start planning now. If you’d like us to assess your property and provide you with a free market appraisal call Shelley on 0417 963 670 or Mark on 0411 552 309.
