Especially in a market where demand is greater than supply – as we are currently experiencing – if you wait too long to put an offer on the property you love, you can bet that someone else will beat you to it. This can mean losing the property you love and having to settle for the next best thing. But how do you know when you have found ‘the one’?

Buying a home is part logic and part emotion. There are many factors to take into account, including the location, your budget and the size/number of bedrooms and bathrooms you need. While these factors will differ from one person to the next, there are a few indications that you’ve found ‘the one’ that are common to all of us.

Here are 6 signs it’s the right home for you.

  1. You are excited to go in and take a tour

First impressions are everything. If you feel excited on approach and can’t wait to take a look inside, that is the first positive sign to look out for.

  1. It feels right from the moment you enter

It’s hard to describe the feeling other than that it just feels right when you walk in the door. You sense the welcoming ambience and this is something many people feel instantly. It’s a feeling that is either there or it’s not and this will differ from one person to the next.

  1. You start mentally positioning your furniture and artwork

If you start envisaging how your modular lounge will fit in the lounge room, where to hang your favourite artwork and you get excited when you notice that your dining table will fit perfectly in the meals area and that the alfresco area will be perfect for your regular extended family BBQs, it’s a sure sign that you have started picturing yourself living there, meaning this could definitely be the one.

  1. The other homes you have inspected don’t measure up

If you’re already forgetting about the other homes you have seen and you are now planning to cancel your second viewing of another home on your shortlist, your gut is telling you this is the one.

  1. You are prepared to be flexible 

It can be hard to find a home that ticks every single box. But if it’s getting pretty close and ticks the main boxes then you may find yourself becoming flexible with the few things that it’s missing.

  1. Your kids are arguing over which bedroom is theirs

We all want every member of the family to be happy when we’re looking to buy our next (or first) home. If the kids are claiming their new bedroom, it’s a sure sign they love the home as much as you do.
